“Houses can form a neighborhood but only people can make it a community."

Community is an essential part of family, of lifestyle, and of real estate.

Understanding local conditions in the 'Verdes' is important when it comes to buying and selling real estate, but the neighborhood you choose can have a dramatic impact on all other aspects of your life as well.

Please feel free to browse through the complimentary Verdes information I’ve provided.

Tips for Finding the Perfect Neighborhood

1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence.  Keep in mind what distances and routes to each of these places are acceptable and what are not.

2.  Determine what the best features of the neighborhoods are.  This is especially helpful if you are deciding between a few different neighborhoods.

Are there parks nearby?  McDowell Mountain Park is 4 miles away, great for hiking and overnight camping. Drive 8 miles into Fountain Hills for the Park at the Fountain, enjoy having lunch, playing with grandchildren, feeding the ducks and a walk around the lake.

Is it scenic and visually appealing? The Verdes are surrounded by mountain views. Rio Verde has two 18 hole 'Park' style golf courses, Tonto Verde has two 18 hole 'Desert' Style golf courses and Vista Verde has one 18 hole 'Desert' style golf course.  All of which give a large green space throughout the communities.

Are there quiet areas, streets, culs de sac? Being surrounded by mountains, national parks and Indian Reservation, and golf courses you'll experience clean air, views and quiet neighborhoods.

Are the people friendly in the neighborhood? There is a saying in the Verde's that says it all..."Friends tell friends about the Verdes",

Is the neighborhood clean?  Yards, streets?  The communities are governed by a Homeowners Association

Are there nice trees and foliage?  You'll find palm trees, cactus, fruit trees, roses and much more. With all the sunshine, a little plant food and water, it's a plants oasis...

Do the lots have large or small yards?  There are a variety of lot sizes, most of the landscaping is zero scape with trees and flowering plantings.

How long ago was the community developed?  Rio Verde was developed in the early 1970's, Tonto Verde began development in the middle of 1990 and Vista Verde is beginning development 2008.

Are there families with small children in the area? All three communities are Adult Communities with 80% residents above 50 years of age. Children under age of 18 are visitors only. During all of the holidays there are lots of children/grandchildren visiting and enjoying the Arizona sunshine.

Are there community events or organizations? The Country Club's,  Community Association and Church have many events throughout the year.

3.  Walk around in the neighborhood.  The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet its residents.
